Eviction Moratorium Expires December 31st, Millions to Face Holiday Evictions

DALLAS (WBAP/KLIF)- Starting January 1st, landlords will be able to have eviction trials heard in the courts. 
 
A federal moratorium put in place due to Covid-19 is set to expire at the end of this month.

“It’s pretty dire…Experts have estimated that there are about 20 million renters or homeowners a county who are late in their rent so it is going to be an influx of eviction filings,” said Local Real Estate Attorney Rachel Khirallah .

Khirallah said Covid-19 has been hard for both sides.

“Tenants are losing jobs and cant afford to make their rental payments but landlords too, have to be awarded some sort of relief so that’s why it’s so complicated and layered,” she said.

She said it’s important to communicate with your landlord and make some sort of agreement put in writing, even if it’s to give partial payment for now. 
However, she says with the amount eviction lawsuits filed, it will be delayed. “It won’t happen over night. Another thing to note is that you can’t be evicted without a court order and that will take some time with the backlog,” she said. 

Khirallah also advises tenants to apply for renters assistance.
