Dallas apartment hunters faced the toughest rental competition among Texas’ major metropolitan markets during the 2026 peak leasing season, as higher mortgage rates, home prices, and property taxes added to the financial considerations facing prospective North Texas homebuyers.
Seven prospective renters competed for each available Dallas apartment, while new units accounted for just 0.4% of existing inventory, according to a Texas market summary supplied by RentCafe.
Meanwhile, the median North Texas home price reached $385,000 in September, and the average 30-year mortgage rate stood at 7.32% as of October 22, revealing the substantial financial commitment associated with purchasing a home.
Dallas Renters Face Fewer New Apartments
New apartments accounted for just 0.4% of Dallas’ existing rental inventory during the 2026 peak leasing season, compared with 1.1% the previous summer, according to RentCafe’s supplied Texas market figures.
The city’s lease renewal rate increased from 60.4% to 61.3%, indicating that a larger share of existing tenants chose to remain in their apartments rather than move.
Dallas averaged seven prospective renters per available unit. Apartments remained vacant for an average of 43 days, up from 40 days a year earlier.
Although available apartments took longer to fill, fewer newly completed units entered the market, and more tenants renewed their leases, reducing turnover.
Nearby Fort Worth also averaged seven prospective renters per vacancy and 43 vacant days. However, newly completed apartments represented 0.7% of its existing rental inventory, unchanged from the previous summer.
The figures come from RentCafe’s peak-season analysis, published October 8, which examined rental competition across 139 major U.S. markets using data from Yardi.
Nationally, the Rental Competitiveness Index declined from 74.6 to 73.9 out of 100, indicating slightly softer competition overall, according to the company’s report.
Home Prices Remain A Financial Hurdle
RentCafe’s findings come as purchasing a home continues to require a substantial upfront investment in North Texas.
The median single-family home price across North Texas was $385,000 in September 2026, down 1% from a year earlier, according to an October 16 report from the MetroTex Association of Realtors.
However, the average home price increased 4% to $509,534, reflecting differences between the midpoint of home sales and the average price of properties sold.
North Texas recorded 6,759 single-family home sales in September, a 7% decline from September 2025.
Pending sales fell 19% to 5,536, while active listings totaled 31,325. The region had 4.3 months of housing inventory.
Homes spent an average of 62 days on the market, two days fewer than a year earlier.
Mortgage Rates Add Thousands To Annual Housing Costs
Mortgage interest rates continue to influence the monthly cost of purchasing a home.
The average 30-year fixed mortgage rate declined to 7.32% on October 22, compared with 7.40% the previous week, according to Freddie Mac’s latest figures.
Despite that weekly decline, borrowing costs remain substantial, as shown in this illustrative calculation:
Consider a buyer purchasing a home at North Texas’ $385,000 median sale price.
With a 20% down payment, the buyer would need $77,000 upfront, leaving a $308,000 mortgage.
At a 7.32% interest rate on a 30-year fixed mortgage, the monthly principal and interest payment would be approximately $2,116.
That equals approximately $25,392 annually before property taxes, homeowners insurance, maintenance, and other ownership expenses.
Closing costs would require additional upfront funds.
A buyer making a smaller down payment would typically borrow more and could also incur private mortgage insurance costs.
Dallas Property Taxes Increase Ownership Expenses
Property taxes represent another recurring cost for Dallas homeowners.
The Dallas City Council adopted a property tax rate of $0.6978 per $100 of taxable property value for fiscal year 2026-27, down slightly from the previous year’s rate of $0.6988, according to the city’s September 16 ordinance.
At the newly adopted rate, a property with a taxable value of $385,000 would generate approximately $2,687 in annual city property taxes before applicable exemptions.
That represents approximately $224 per month for the city portion alone.
However, homeowners may also pay taxes to their school district, county, hospital district, community college district, and other applicable taxing entities.
Dallas Independent School District adopted a total property tax rate of $0.985735 per $100 of taxable value for the 2026 tax year, according to the district’s published information.
The district also lists a $140,000 general homestead exemption, along with an optional 10% homestead exemption and additional exemptions for certain qualifying homeowners.
A property’s actual tax bill depends on its appraised and taxable values, applicable exemptions, and location within local taxing jurisdictions.
Although renters generally do not pay property taxes directly, landlords remain responsible for taxes assessed on rental properties. Those expenses can influence property operating costs and rental prices.
Texas Property Tax Reform Could Offer Additional Relief
Texas lawmakers face renewed calls to reduce property taxes, including consideration of increasing the general school district homestead exemption to $200,000 for eligible primary residences.
Texas currently provides a $140,000 general school district homestead exemption. Homeowners age 65 or older and those with qualifying disabilities receive an additional $60,000 exemption, bringing their combined exemption to $200,000, according to the Texas Comptroller’s office.
Those increases followed constitutional amendments approved by Texas voters in November 2025, as The Dallas Express previously reported.
Expanding the general exemption to $200,000 would reduce the taxable value of qualifying primary residences by another $60,000 for homeowners currently receiving the standard exemption.
At Dallas ISD’s adopted 2026 tax rate of $0.985735 per $100 of taxable value, that increase could save an eligible homeowner approximately $591 annually in school property taxes, assuming the homeowner can use the full additional exemption.
The $200,000 general exemption has not been enacted, and Texas leaders have proposed different approaches to further property tax relief.
Lt. Gov. Dan Patrick (R) has proposed increasing the general school district exemption to $180,000 for homeowners under 55 and $240,000 for qualifying homeowners 55 and older, along with lowering the age for the school property tax freeze from 65 to 55, as The Dallas Express reported.
A $200,000 general exemption would provide additional relief to younger homeowners and first-time buyers who do not qualify for age-based exemptions. However, lawmakers would need to address the resulting school funding changes.
Texas Comptroller Don Huffines also called for further property tax relief in a September 30 statement, citing continued housing costs and concerns about rising tax burdens.
The Texas Legislature is scheduled to convene January 12, 2027, when lawmakers can consider further changes. Any increase to the constitutionally established general school district homestead exemption would require legislative approval and voter authorization.
Why Renting May Remain Attractive To North Texans
The decision to rent or purchase a home involves more than comparing monthly rent with a mortgage payment.
Homebuyers must consider down payments, closing costs, property taxes, insurance, maintenance, and potential repair expenses.
Renters generally avoid paying many of those expenses directly, although rental prices can reflect landlords’ operating costs.
Renting can also provide flexibility for households that anticipate relocating, changing jobs, or remaining in an area for a relatively short period.
For households considering homeownership, higher mortgage rates reduce purchasing power by increasing the monthly payment required to finance the same home price.
Freddie Mac’s homebuying resources explain the role of mortgage payments, financing costs, and other expenses in purchasing property.
Whether renting or owning is less expensive depends on the property, location, financing terms, anticipated length of occupancy, and other household circumstances.
Dallas Rental Competition Has Increased Before
Dallas has experienced previous periods of increasing rental competition.
At the beginning of 2023, the city’s Rental Competitiveness Index reached 58, up from 46 a year earlier, although it remained below the national average of 60, The Dallas Express previously reported.
At that time, Dallas recorded approximately eight prospective renters per available apartment, with 93.9% of apartments occupied and a 60.2% lease renewal rate.
The earlier report examined a different leasing period and should not be interpreted as a direct comparison with the latest peak-season figures.
In an interview with The Dallas Express for the 2023 report, Yardi Matrix business intelligence manager Doug Ressler discussed how remote work and household finances influenced housing decisions.
“People are still working from home so they don’t have to commute. So, [renters] are looking for areas and locations that not only fit their lifestyles but also, you know, fit their pocketbook,” Ressler said at the time.
