
A $1,500 monthly rent budget stretches significantly further in Texas than in many parts of the country, with renters in several Texas cities able to secure apartments well above the national average in size, according to a new RentCafe analysis.
The report ranked 200 U.S. cities based on how much apartment space renters can afford with a $1,500 monthly budget. While the national average is 703 square feet, Dallas renters can expect about 806 square feet for the same amount.
Dallas Lags Behind Several DFW Neighbors
Although Dallas offers more living space than the national average, renters can stretch a $1,500 monthly budget even further in several neighboring cities across the Dallas-Fort Worth metroplex.
According to RentCafe’s rankings, Dallas renters receive 806 square feet for $1,500 per month. However, renters in Mesquite can afford 988 square feet with the same budget, while Arlington offers 927 square feet, and Garland provides 924 square feet.
Other North Texas cities also outperform Dallas. Renters in McKinney can expect about 885 square feet for $1,500 a month, while those in Irving receive approximately 859 square feet.
Nationally, Dallas ranks No. 103 among the 200 cities analyzed. Within Texas, it ranks 21st out of the 23 Texas cities included in the report.
Texas Cities Offer More Room for the Money
Dallas ranks in the one- to two-bedroom apartment range for renters with a $1,500 monthly budget.
Fort Worth offers even more value, with renters able to afford approximately 913 square feet, while San Antonio provides about 1,023 square feet — making it the only major Texas city where that budget is enough for a two- to three-bedroom apartment.
Frisco and Austin trail Dallas slightly, with renters able to afford about 798 and 784 square feet, respectively, for $1,500 per month, according to the study.
McAllen Tops the Nation
South Texas claimed the top spot nationwide, with McAllen offering renters 1,378 square feet for $1,500 per month — the most apartment space of any city included in the analysis.
RentCafe said that amount is roughly equivalent to a three- or four-bedroom apartment and reflects McAllen’s combination of relatively low rents and larger average apartment sizes.
Other Texas cities also ranked among the nation’s leaders for apartment size within the $1,500 budget. The report notes that Brownsville, El Paso, and Amarillo all provide enough space to reach the equivalent of a three- to four-bedroom apartment, while Lubbock and Corpus Christi fall into the two- to three-bedroom category.
Dallas Offers Nearly Four Times the Space of Manhattan
The contrast between Texas and the nation’s most expensive rental market is especially stark.
Renters spending $1,500 in Manhattan receive just 210 square feet — the smallest amount of living space among all 200 cities analyzed. By comparison, Dallas renters receive 806 square feet, nearly four times as much space for the same monthly budget.
According to the report, Manhattan is followed by Brooklyn and Queens among the cities offering the least apartment space for the money.
National Trends
Nationwide, RentCafe found that nearly two-thirds of the cities analyzed provide more apartment space than the national average of 703 square feet for a $1,500 monthly budget. The study also found that in 97 of the 200 cities, renters can afford apartments in the one- to two-bedroom range at that price point, while only 31 cities offer enough space for a two- to three-bedroom apartment.
The analysis used March 2026 apartment data from Yardi Matrix, calculating how much square footage $1,500 would rent based on each city’s average rent and average apartment size in multifamily properties with 50 or more units.
